Well maintained

We take pride in proactively maintaining the community while enhancing or upgrading common elements to ensure we continue to have that “brand new” feel.

Care and governance

Roofs. Replaced.

Worry about one less thing: brand-new architectural shingle roofs, replaced in 2024, with a 10-year/15-year warranty from Dr. Roof.

Pest control

The Association dues include exterior pest control of each unit (quarterly), termite & bond, carpenter bee treatments (seasonally), comprehensive mosquito property-wide (seasonally) by Northwest Exterminating.

Maintenance responsibility

All exterior maintenance of the units is the homeowner’s responsibility, except:

  • Roof Replacement every 20-25 years excluding maintenance
  • Painting all exterior surfaces except for decks every 5-8 years
  • Gutter cleaning annually
  • Pressure washing walkable surfaces annually

Maintaining and protecting values

We take our role seriously and are structured to be forward thinking, strategically positioned, and proactive to ensure home valuations are protected and that we are able to offer our neighbors financial peace of mind from unexpected special assessments, increases in dues, or a lack of transparency.

Our Board engages with an engineering firm every 2–3 years to update our reserve study, works with a third party accounting firm for financial planning, and has been able to operate for our entire history without special assessments.

Each year we thoughtfully execute projects to maintain, update, and enhance the community; not only for enjoyment of our residents, but to keep that “newly constructed” and fresh appearance.

Special assessments

We have never needed an unexpected special assessment, and we do not see a need for one at this time.

Rental cap

Our homeowners voted to approve an amendment implementing a rental cap of 25%.

A waitlist is in place and has not been activated, because the number of grandfathered permits has not yet dropped under the threshold.
